The Los Angeles housing market has a severe shortage of reasonably-priced homes and apartments. According to the National Association of Home Builders, fewer than 2% of homes sold in Los Angeles in 2006 were within the budgets of average working families. At the same time, the region has an abundance of older properties that have become dilapidated and unsafe, but lacks the funds to to revitalize them. Redeveloping and rehabilitating these properties increases the availability of homes that more families can afford, allowing more to Angelinos to achieve the American Dream.

The Century Community Lending Company (CCLC) provides construction and acquisition/rehab loans to create and improve single-family homes, condominiums and small apartment buildings in neighborhoods that are currently more affordable than other parts of the region, creating more and better living choices for working families.

Historically, there has been a large gap between the housing needs of the community and funding for investment and improvement. As the population of the Los Angeles metropolitan area grows—according to the Southern California Association of Governments, the region is expected to grow by nearly four million more residents by 2025—CCLC will provide development financing that is not otherwise available to neighborhood entrepreneurs, revitalizing and rebuilding communities and neighborhoods and preparing for this growth.

To carry out our mission, CCLC:

  1. Provides development financing to small-scale developers who are underserved by large financial institutions.

  2. Encourages neighborhood entrepreneurs to become developers, or expand their current development business, creating new wealth that will be reinvested in local communities.

  3. Helps less-experienced developers navigate the complicated process of getting a construction loan

  4. Provides technical assistance to borrowers to get them through the development process, from design through construction to lease-up, to ensure the success of their developments.

Since 1982, Century has provided more than $400 million in financing for the development and preservation of more than 13,000 homes.
